TLAC
Honored with CAI's National LAC of the Year Award
The Texas Legislative
Action Committee (TLAC) has been honored by CAI with the National
Legislative Action Committee Award! TLAC was formed following the
industry changing 2021 Texas Legislative Session to combine the
resources and advocacy efforts of the Austin, DFW, Houston and San
Antonio chapters under one committee. In their first legislative
session, TLAC lobbied lawmakers for the successful passage of SB 1668,
which passed the regular session with overwhelming support, but was
vetoed by Gov. Abbott. RMWBH is proud to contribute to TLAC's process
through Clint Brown, who serves as the Co-Chair of the Bill Review
Committee.

Reserve
Studies and Their Impacts on POAs
By
Clint Brown
The spotlight on POA financials
has been shining bright over the last several years. Since the 2021
collapse of the Champlain Towers South Condominium in Florida, state
legislators, the media and loan providers, including Fannie Mae and
Freddie Mac, are more closely scrutinizing the financial state of POAs.
Fannie Mae and Freddie Mac in particular are requesting more
information on the amount of deferred maintenance accrued by POAs. An
important tool for POAs to combat this scrutiny is the reserve study.

Attorney
Highlight - Eric Tonsul
By
Team RMWBH
RMWBH has had many attorneys
come through its doors over the years, but none have quite the story of
long-time RMWBH attorney, and recently named Equity Shareholder, Eric
Tonsul. Since joining RMWBH as a law clerk at the then Butler Hailey
Eric has been a key figure in the growth of RMWBH’s POA section
throughout Texas, but that may not have always been the case.

Reserve
Studies and Their Impacts on POAs
POAs are under
increasing pressure regarding their finances. Homeowners, the media and
loan providers are asking more questions on the amount of cash POAs
have on hand and the amount of deferred maintenance accrued by the
association. One of the solutions to help answer these questions comes
in the form of a reserve study.
Join Shareholder Noelle
Hicks of our Houston Office and Andrew Stoutenburg, Regional Executive
Director of Reserve Advisors, as they discuss the reserve study
process. Noelle and Andrew will breakdown why all POAs should consider
a reserve study, what reserve providers are examining during a reserve
study, the various funding levels of reserve accounts and what they
mean for the POA and more.
